Đọc khoảng 4 phút

Floor lacks waterproofing or is weak at wall bases and door thresholds.

Warning signs

  • Yellow stains at the balcony wall base, blistering paint.
  • Stained ceiling on the lower floor after rain.
  • Mossy, moldy tiles, discolored grout joints and water pooling in corners.
  • Water overflows through the door into the house in heavy rain.

Consequences if left untreated

  • Seepage on lower-floor ceilings and walls, damaged paint.
  • Floor tiles debond due to continuously damp substrate.
  • Rusted cantilever rebar affects the structure.

Causes thường gặp

  1. No waterproofing under tiles. Gạch lát thẳng lên bê tông, nước xuyên qua ron.
  2. Weak wall bases and door thresholds. Không bo góc, cuốn lớp chống thấm lên cao.
  3. Incorrect slope and floor drain. Sàn dốc vào nhà hoặc thoát chậm, nước dồn trước cửa.
  4. Cracking from vibration and expansion. Sàn console võng, nứt tại chân ngàm.

Cách xử lý

  1. Identify the leak source. Thử nước cục bộ để phân biệt thấm qua ron, chân tường hay phễu thu.
  2. Prepare the substrate and junctions. Tháo gạch hỏng, bo góc chân tường bán kính 3 đến 5 cm, trám vết nứt.
  3. Waterproofing membrane application. OCTOPUS SEAL 102 cho sàn có lát gạch, PU FLEX nếu để lộ. Cuốn lên tường tối thiểu 20 cm.
  4. Flood test before tiling. Ngâm nước tối thiểu 24 giờ, dán bằng keo phù hợp.
  5. Finishing with water-resistant grout joints. Chà ron kháng nước, chừa khe co giãn tại chân tường.

Prevention

  • Waterproof the floor before tiling.
  • Slope drainage outward, never toward the door.
  • Inspect grout joints and expansion joints regularly.
