Leaking exterior wall, blistering paint

Warning signs

• -Paint blisters, and the blisters feel damp when pressed.
• -Hairline cracks, wall bases stained blue-black or yellow.
• -Interior wall surface damp, skim coat crumbling, stained.
• -Walls facing wind-driven rain leak more.

Causes thường gặp

1. Wall cracks and junctions. Nứt chân chim, nứt giao bê tông - tường xây dẫn nước vào.
2. Porous plaster, lacking waterproofing. Vữa nhiều lỗ rỗng, trát thiếu dày, dưỡng hộ kém.
3. Poor paint or paint past its service life. Sơn lót thiếu, lớp sơn già hóa không còn chống nước.
4. Architectural details without drainage. Gờ, phào chỉ, ô văng thiếu độ dốc và mũi nhỏ giọt.

Cách xử lý

1. Assess the seepage zone. Kiểm tra vết nứt, mạch trát, phào, ô văng. Chờ tường khô trước khi xử lý.
2. Remove damaged paint and plaster. Cạo sơn phồng, đục vữa bong, rửa sạch rêu mốc.
3. Treat cracks. Trám bằng vữa có latex SBR, đặt lưới gia cố tại vị trí dễ nứt lại.
4. Wall waterproofing coating. Màng xi măng polyme 2 lớp, chú ý chân tường và chi tiết kiến trúc.
5. Paint finishing. Màng khô hẳn thì bả, sơn lót kháng kiềm, sơn phủ ngoại thất.

Prevention

• -Repaint periodically, treat small cracks immediately.
• -Moldings and sunshades with slope and drip edge.
• -Plaster to sufficient thickness, cure properly.
