Floor lacks waterproofing or has gaps at pipe necks, wall bases and grout joints.

Warning signs

  • Yellowed, dripping ceiling on the lower floor after water use.
  • Adjacent room wall bases turn damp and paint peels.
  • Floor grout stained and cracked, tiles debonded or sounding hollow.
  • Persistent damp and mold smell.

Consequences if left untreated

  • Damaged ceilings, walls and furniture on the floor below, with a high risk of disputes between units.
  • Tiles debond and must be demolished and redone.
  • Persistent odor and mold.

Causes thường gặp

  1. Incorrect waterproofing. Thin coats, missing layers, wall bases skipped.
  2. Untreated pipe penetrations through slabs. Gaps around pipes are the most common leak path.
  3. Grout joints letting water through. Cement grout is porous and cracks over time.
  4. Leaking pipes embedded in slabs and walls. Loose joints, water leaks even when not in use.

Cách xử lý

  1. Locate the leak. Check the water meter while no water is in use, run a 24-hour flood test on the slab.
  2. Remove damaged finish layers. For severe leaks, remove tiles and old screed, chip down to clean concrete.
  3. Treat pipe collars, wall bases, corners. Seal pipe collars with non-shrink mortar, reinforce with mesh, round the corners.
  4. Waterproofing and water testing. Apply at least 2 coats of OCTOPUS SEAL 102, turn up walls 30 cm, water-test for 24 to 48 hours.
  5. Re-tile. Suitable tile adhesive and water-resistant grout.

Prevention

  • Waterproof the floor and wall bases, water testing is mandatory.
  • Treat pipe collars, floor drains and bathtub bases separately.
  • Use water-resistant grout and repair cracked grout early.
